Farm lands can be bought from various sources, each source has its own merits and demerits. It is purely based on the individual investor's purpose, exit duration and capacity.

The source could be direct purchase from villager/s who owns for generations together, with or without access to the site or from investor/promoter who purchases land from various owners, consolidates and sell it to retail investors with the proper access road to site, clear title either as developed farm or un-developed farm.

Direct Sale by Owners (villagers) with direct access from the road to site, of smaller sites like half/one acre are very limited in availability.  

For a smaller investment like half-acre/one acre, buying from Farm Layout would be better option.

The advantage of buying directly from the villager is that, the COST. It would be comparatively cost lesser to buy land from villager, because of no middle men or investor,interest on investment,development charges,legal fees, acquisition cost, marketing expenses,lobbying expenses,profits etc added to it.

Direct purchase from villager is highly suitable for investor buying 20 or more acres, in this case he will get the best deal at LAP-Land Average Price.

The first challenge in buying the land from the villager is the DIRECT ACCESS TO SITE.

Most of the farm lands in villages will not have direct access to it, only few people will be holding the road front site and they allow villagers to access even the last piece of farm site for cultivation land.This kind of access is perfectly fine for villagers for farming.

The other challenges/dis-advantages would be, seller's credentials, legal sanctity, etc...

Certainly it is worth taking all these pains and risks, if we are looking at purchasing a parcel of 20+ acres.

These lands are either Fertile Farm Lands or under unproductive use PUNJA (Dry) Lands in various sizes ranging from half acre to 30 acres.
